About Roostiku 19 Estonia, Tallinn, Harjumaa
There is a common open space created in the architectural project of the house by Raul Kõllamaa. Atrium unites the main living floors with 8-10 meters high ceiling.
This also makes the house very quiet as there is no cracking sound while walking around the floors and on the stairs, like it is the case with wooden ceilings and stairs. The main pearl from the frontal side of the building is its large glass part, which is 8-10 meters high.
There are open sea views from all of the main rooms: 2 open kitchens, living-rooms, 4 bedrooms, study room and even from bathrooms. The construction of the house is very solid – walls are made of stone blocks and floors/ceilings are made of concrete.
The inner courtyard is covered with a special outside stone. There is a parking area in the courtyard that can fit up to 10-15 cars and also an upper garage for 2 vehicles. Courtyard territory includes 50 outside LED lamps, which turn on automatically once it gets darker outside. The central entrance is located at the side of a spacious courtyard. The inner courtyard is surrounded by a high fence from precious wood, which provides a safe and comfortable atmosphere entering the house. The courtyard territory is very private as neighbors do not see anything that is happening inside. The interior design has been done by modern Tallinn designer Eugene Gladyshev in Art Deco style. Mostly polished surfaces dominate in the house along with the stainless steel and glass details. The solid floors are made of polished granite. The steps of the main staircase are also made of the same polished granite stone. This staircase unites the basement, 1st and 2nd floors. In the interior trim of four bathrooms and two open plan kitchens there were used five different collections of Valentino ceramic tiles. Italian kitchen furniture is finished with black high gloss panels. Kitchens are equipped with built-in technical appliances by German producer Teka. Spacious sauna by Saunamaailm, swimming-pool (4,5 m x 2,5 m2) with cleaning, filtration and warming up systems, are united in common SPA complex with polished floors and ceiling, bordered by a glass wall facing the sea. Open plan kitchen/living-room on the 2nd floor provides an extra facility and comfort usage to this house. Extra kitchen on the 2nd floor is quite a rear amenity for most of the houses. The heating is provided by a powerful Buderus system, which heats up the floors in all of the rooms through 4 main contours and an opportunity to regulate the heating in each room separately. Automatic powerful ventilation system provides comfortable temperature and regulates cleanness and humidity of the air in the rooms. Modern lightning enables to regulate the intensity of light in all of the rooms from intimate light to the festive bright one. All of the rooms are equipped with security alarm and fire alarm sensors. It is also possible to activate the security alarm only on the lower floors if needed. The house is located on the 1st line from the sea. It is a part of Tiskre Residents’ Association, which keeps an eye on the cleaning of common streets, lightning and automatic gates.
